List what [buyer profile] usually values in [neighborhood, city]: types of amenities, commute and lifestyle. Write it as suggestions for me to verify, without naming specific businesses or distances you're unsure about. Then turn it into 3 sentences for the listing.

Message to win a listing

When approaching a for-sale-by-owner seller.

Write a message to approach the owner of a property in [area] who's selling it themselves. Show how I can help (marketing reach, filtering buyers, paperwork, negotiation) without dismissing their efforts. Respectful, up to 6 lines, ending with an invitation to talk.

Lead replies and follow-up

First reply to a lead

When a lead arrives from a portal or social media.

A lead asked about [short property description]: '[lead's message]'. Write a reply of up to 5 lines that answers the question, adds 1 detail they didn't ask about but will value, and ends with a question to understand what they're looking for (timing, budget, financing).

Follow-up after a showing

The day after the showing.

Write 2 follow-up messages for a client who viewed [property] and said 'we'll think about it': 1) the next day, asking what they thought and if they have questions; 2) 4 days later, with a similar option or new information. Up to 4 lines each, no pressure.

Handle a price objection

When the buyer thinks the price is too high.

The client said: '[objection, e.g. it's expensive for the size]'. The property is [description and price], and comparable homes nearby are around [range, if known]. Suggest 3 ways to respond: one with the property's strengths, one with questions to understand their limit and one that opens the door to an offer. Consultative tone.

Build a 30-minute showing plan for [property] with a [profile] client. Include: where to start, what to highlight in each room, questions to ask during the visit and how to close by asking for their impression.

Offer summary for the seller

When a deal moves forward.

Can realtors use ChatGPT to write listings?

Yes, as long as you review everything. AI writes quickly and well, but it can invent features or exaggerate. Give it the real details and ask it not to invent anything, flagging what's missing. A wrong detail in a listing damages trust and can create problems under advertising and consumer rules, including fair housing rules in the US.

Can I use AI to reply to leads?

Yes, either by copying replies it drafts or with an automatic agent connected to your messaging. For solo agents, the prompts on this page already help you reply faster. Can I put client details into ChatGPT?

Avoid it. ID documents, income details and financial information shouldn't go into public AI tools, because of privacy rules. In your prompts, generic descriptions like 'couple with two kids, budget up to X' are enough for AI to help. For regular professional use, choose paid plans with terms that protect your data.

Will AI replace real estate agents?

AI takes over part of the repetitive work: writing, answering the basics and organizing. Showings, reading the client, negotiation and trust stay with the agent, and those are what close deals. Agents who use AI for routine work gain time to serve more clients, better.
